As I understand it, those transactions are related to the development of the Procaccini site (on the east side of Hoyt Street and north side of Wakemore Street). CL Partners is building 62 units there, which were approved way back in 2007.
Four other lots —289 Hoyt St., 293 Hoyt St., 0 Wakemore St., and 48 Wakemore St. — also traded hands that week between members of the Procaccini family and CL Partners. (I didn't include them in the original roundup because the amounts weren't specified in the clerk's transfer log.)
I'm not positive about Red Cedar Dr., but given that the new homeowner sold 6 Wakemore to CL Partners at the same time, my guess is that 5 Red Cedar was resold at a lower price as part of a deal.
You may want to venture past the Procaccini property if you're curious about it — some additional clearing of the site has been done recently.
