Darien Medical Center Building Sold for $8.35 Million

Darien Medical Center, a large commercial property in town, sold for $7.2 million exactly one year ago, and then was sold for $8.35 million last week -- nearly a 16 percent gain.

After exactly one year, the owner of the Darien Medical Center building at 1500 Post Road (across from Spring Grove Cemetery) has sold the property for $8.35 million.

When CPPT Darien LLC -- an entity run by an unnamed "New York investment advisor" according to various business news accounts -- bought the property on Oct. 30, 2012, it paid $7.2 million for it. The price rose $1.15 million, or just shy of 16 percent in one year.

According to property records in the Darien Town Clerk's Office, the owner -- CPPT Darien LLC, with an address listed as "c/o Clarion Partners LLC, 230 Park Ave., 12th Floor, New York, NY" -- sold the property to "EWC 1500 BPR LLC, care of Earle W. Kazis Associates Inc. 161 Avenue of the Americas, New York, NY." On Oct. 30, 2013. The paperwork was filed with the clerks office on Nov. 1.

The previous year, according to Darien property records reported by Darien Patch at the time, CPPT Darien LLC bought the property from SHR 1 LLC of 100 Washington Blvd., Suite 200, Stamford.

The entire 18,764-square-foot outpatient office building is leased and occupied by Stamford Health Systems, according to Westfair Communications, publisher of the Fairfield County Business Journal.

The building, sold for $450 per square foot, was originally built in 1997 and expanded for Stamford Health Systems in 2007, according to the City Biz List website.

Gene Pride and Jeff Dunne at the Stamford office of CRBE Group, a national business real estate firm, represented "a private family trust" which purchased the property, according to City Biz List.
